If auctions are a good barometer of the property market then our results on the 4th would suggest that it is in fair health! And the low interest rates are still drawing in the investor buyer who is attracted by the good return; our transaction records indicate that rental values are still on the rise.
The summer holiday period is a time when the market usually takes a bit of a break too. We are looking forward to a busy autumn.

In our view, it is too early to comment on the effect that the outcome of Brexit has had on the property market. That said it has introduced an element of uncertainty which will inevitably have a bearing on property sales. What we do believe is that a positive, proactive approach will result in a positive outcome, whatever the market. And at Strakers, we are positive people.

After a number of months of an apparent shortage of stock - possibly due to the fact that houses have been selling so quickly - our offices have reported an encouraging rise in new instructions. Encouraging, too, is that houses are still selling well. A more balanced market is a good thing. Potential vendors who are naturally enthusiastic about high prices, are also discouraged from putting their house on the market if there is nowhere for them to buy… What is noticeable is that correct pricing is becoming more relevant to achieving that ready sale. Good advice is the key!

Brexit, Boris and Trump are possibly on the tip of all our tongues at the moment as we contemplate the months ahead... On a more down to earth level, the property market seems to be freeing up after months of a ‘stock famine’. Our offices report that levels of instructions are building up. Sales are good across the county and the added availability of housing is encouraging new instructions.

And it continues! Early reports from our offices across the county suggest that the property market has not stalled, as expected, following the stamp duty changes at the end of March. First home buyers and investors continue to buoy house sales at the lower end of the market whilst further up the scale, demand for village and country properties is growing. As ever, pricing remains key to a successful sale...

No snow, mild weather and a change in the stamp duty charges for second homes in April have all contributed to a very busy first quarter. The demand from first time buyers is, encouragingly, on the up too which is a welcome return in a market where they have been overtaken by investors. The desire to own your own home is still very much a feature of British life and the opportunities are there: low interest rates help make it affordable as does a mortgage term where, evidently, 35 is the new 25!

It seems that whoever you talk to, it has been a busy start to the year. In our case it has been so across the county and in most departments, too; last month we featured an exciting new flat development in Melksham since when 6 more reservations have been taken – that is 12 out of the 16 have gone already! Looking forward, some of our more energetic members are training for the Corsham 10K in April, which we are proud to sponsor again this year.

It always surprises us how quickly the festivities pass by and plans for the year ahead come to the forefront. And 2016 is no exception as January has started with great enthusiasm; expectations of a buoyant market, accompanied by an anticipated rise in values, encouraging early activity in the property market - both Rightmove and the RICS predict annual price rises of 6% . Traditionally January is a good selling month and early indications in North Wiltshire are positive. Happy New Year!

Autumn is on its way and as the evenings draw in, the property market continues to attract attention: lack of stock has been the cry all year and so it remains. Sales activity at this time of year is generally brisk and whilst there are reports that there is a queue for every house and the sale fall-through rate is at a staggering 40%, we can confirm that in Wiltshire we still have our feet firmly on the ground!

August is holiday month, so in the world of property, it ought to be quiet… Not so! Despite common expectations, August has proved to be far busier over the last year or so. The market does not give up! Activity is particularly brisk at the lower end although the market is far from overheating: considered pricing across the board is still key to finding a buyer.
